Good write up Kevin - thank you. It'll be interesting to see how this pyramid scheme will play out.

Great stuff! I didn't know about all the background with FI and MBS, that's really interesting, and makes a lot of sense now that I think about it. My sister also made similar comments about the trouble in obtaining a mortgage years ago vs recently, earlier in the decade it was like a cavity search, but when they got one in 2006 it was almost like they rolled out the red carpet, checked their credit and verified incomes and then just started throwing money at them.

Kevin, don't change! If you want biased, obscene-free, and neatly packaged, stick with your local newspaper. I prefer the naked raw truth, obscenities and all. And yeah, if the dirtiest site your kid is visiting is EdmontonHousingBust.com, I think you're getting off easy.

Necessary? Not really, it's more a style choice. As per kids reading... you really think there are a lot of kids reading up on mortgage backed securities? This is a real estate and macroeconomics blog, I seriously doubt we have any readers under the age of 20, much less "kids"... and even if they were, I really doubt they're reading anything they haven't heard many a times already.

I had picked up those words on the playground before I was far enough along in school to be able to read or write them, and I don't imagine that much has changed in the last 20-25 years. Frankly, if kids have access to the internet and the worst things they find is my post, you're getting off lucky, cause in a few mere keystrokes I can find things that even offend me, which is no easy feat.
